11th Month / Warranty Inspection
Protect your dream home with an 11th Month Warranty Inspection. Most builders offer a one-year warranty on a new home. We’ll come out during the 11th month and perform a full home inspection before the builder’s warranty expires. Our non-invasive inspection is based on observations of the visible and apparent condition of the interior and exterior of the structure, including its major systems and components. Following your inspection, you will receive a comprehensive report, complete with photos, that includes information on any material defects observed on the date of the inspection. Armed with this information, you can take any necessary steps to hold your builder and his subcontractors to their warranties while they’re still in force.
Sewer Scope Inspections
We offer a sewer scope inspection service. Perfect for a new home buyer’s due diligence or for current homeowners to find a small problem before it becomes a huge problem. With the camera’s help, we can locate and go straight to the source of the issue. As a bonus, we may learn of other hidden problems that could require repairs down the road. (Think tiny pipe fractures, root damage, or corrosion). You will receive a report with our findings and our recommendations. Knowing the health of your sewer pipes can prevent unforeseen disaster down the road.
Air Quality Testing
What is in you air? How many pets, smokers have lived there in the past or has your soon to be home flooded before? If you can’t see mold but smell musty odors, or have had a long-term moisture problem, it is best to get a air quality company to come out and do a test. Especially if there are health problems with anyone in the home.
Air sample tests can tell you what sources of indoor air pollution are giving you problems. Pollutant sources may include:
- Mold spores
- Dander
- Fibers
- Fungal spores
- Pollen
Radon Testing
Radon is a colorless, odorless, tasteless and invisible gas produced by the decay of naturally occurring uranium in soil and water. 1 out of every 6 homes can have Radon. Radon is the second leading cause of lung cancer in the United States. Radon typically moves up through the ground to the air above and into homes and buildings through cracks and other holes in the foundation. The structure can trap Radon inside, where it can build up. Let us test your air to be 100% sure there is no radon.
NC counties we service with higher risk of radon: Wake/ Franklin/ Iredell/ Yadkin/ Wikies/ Alexander/ Catawba/ Lincoln/ Burke/ Caldwell/ McDowell.
Mold / Moisture Inspections
A few reasons to inspect for mold are:
- You see and think its mold.
- You are suffering from allergic symptoms.
- Musty smell.
- Have had water issues or leaks.
- Your humidity is high inside your home.
Whether to remove mold by yourself or hire a professional depends on the severity of the mold. If you feel sick or can smell mold, testing and inspection by a professional is always advised. Smell means there is excess mold somewhere. Perhaps you had a plumbing leak or flooding. Elevated mold can be hidden behind the walls and exist in the air and it does not only happen after a catastrophic event.
Lead Inspections
When there is just the smallest concern that there may be lead on a property, a surface-buy-surface inspection is needed to determine if there is a lead hazard. These inspections determine if there is the presence of lead, the type, severity, its location, and if there is a potential for lead exposure. Children and mothers can be affected more severely by this problem.
When you should call for an inspection.
- The building was built before 1978.
- A child has been diagnosed with lead poisoning.
- Purchasing or renting a new building.
- There is a concern for lead on the property.
